A specialist agency for two industries, run on rules we publish.
Buildlist Marketing Co. builds and runs marketing for construction contractors, real estate agents, and the businesses either side of them — showrooms, landscapers, property managers, inspectors, stagers, brokers. Everything to do with the life of a house. We think a small agency that knows one market properly beats a large one that treats every account as a fresh research project.
- One market: homes. No dentists, no restaurants.
- Fixed prices, published. Entry plans from $129/mo.
- You own the domain, site, accounts and data.
- Ad spend on your card. Never marked up.
- One agent per community. One contractor per trade, per area.
- Deliberately small — a limited client roster.
Because the moment you take anyone with a storefront, you get worse at everything.
Specialization isn't a marketing angle here. It's the reason the work is faster, cheaper to produce and more likely to land. Everything we do sits somewhere in the life of a house — building it, fixing it, furnishing it, financing it, selling it.
We already speak the language
You don't have to explain what a change order is, why the permit is the long pole, why a conditional offer collapsed, or why you won't take a job under $15,000. That's roughly four weeks of onboarding we both get to skip — and four weeks you'd otherwise be paying for.
The tenth build is better than the first
Serving one type of business means every client benefits from the ones before them. We know which offers get filled in, which searches waste money and which pages get read. A generalist agency doing a dentist, then a restaurant, then a roofer starts from zero every time.
Our clients are useful to each other
Contractors and agents are the same conversation six months apart. The trades we work with need agent referrals; the agents we work with need trades they can hand to a client without worrying. We introduce them deliberately.
Six things we've decided in advance, so you don't have to ask.
Most of what goes wrong between a small business and an agency comes down to one of these six. We'd rather settle them before you sign than argue about them in month four.
You own everything
Domain, website, ad accounts, Google Business Profile, CRM data, and every photo and video we shoot. Registered in your name from day one. If you leave, you take all of it — we've seen too many small businesses discover their "own" website lives on somebody else's platform and can't be exported.
We never touch your ad spend
It goes on your card, to your account, with no markup and no percentage. Our fee is flat, which means when we recommend increasing your budget it's because the numbers say so and not because we earn more from it.
We publish our prices
On the pricing page, in numbers. If we're out of your range you should find that out in ninety seconds, not after an hour-long discovery call designed to work out what you can afford.
We won't guarantee results, and we'll say why
Too much depends on your pricing, your close rate and how fast you return calls. We guarantee the work: deliverables, timelines, response times and honest monthly reporting. Anyone promising a lead count is either guessing or about to disappoint you.
We'll tell you when to stop spending
If a channel isn't working after a fair test we'll say so — even when that means moving budget out of something we manage and bill for. We'd rather keep a client for four years than invoice one for four months of a campaign we already know is dead.
We won't market your direct competitor
One agent or team per community, and no two contractors in the same trade competing for the same service area. It's written into the agreement. If there's already a conflict we'll tell you on the first call rather than take the work and hope you don't notice.
Fix the leaks, then turn up the tap.
The order matters more than the budget. Spending on advertising while calls go unanswered and the review count sits at eleven is pouring money into a bucket with a hole in it.
Stop the losses
Missed-call text-back, five-minute replies to every enquiry, follow-up that runs without you. The cheapest thing we sell, and the fastest to show up.
Fix what's already free
Google Business Profile filled in properly and a review system that actually runs. For a local business this often outperforms the website.
Give them somewhere to land
A site that loads instantly, proves you're worth the money and makes contacting you obvious from every screen.
Buy demand
Advertising, content and video — once every dollar of it lands somewhere that converts.
Which is why our first conversation is usually about spending less
The free audit exists to find out which of those four you're actually stuck on. Sometimes the honest answer is that you don't need us yet, and we'd rather establish that in the twenty minutes it takes to record than four weeks into a retainer.
Small on purpose.
You work directly with the people building your campaigns. There's no account manager relaying messages and no junior quietly doing the work that someone senior sold you.
The trade-off is honest: we take on a limited number of clients at a time. When we're full we say so rather than stretch and deliver four accounts badly. If you need a fifty-person agency with a 24-hour service desk, we're not it — and we'll tell you that on the first call.
We're based in Oakville and work across Halton, Hamilton, Mississauga and the west GTA. Video shoot days are easiest within about an hour of us; everything else works anywhere.
Buildlist Marketing Co. is an independent marketing company. It is not a real estate brokerage, is not affiliated with any brokerage, and does not provide real estate services or advice.
What we won't sell you
- Purchased lead lists
- Bought followers or engagement
- Review incentives or review filtering
- "SEO packages" that are really just ads
- Guaranteed placements in AI answers
- Fabricated testimonials or case study numbers
Each of those either breaks a platform's rules or breaks Canadian law on misleading representations, and every one of them eventually costs a client more than it made them.
The thing we're building that isn't a service.
Serving both sides of the same house gives us something a single-industry agency can't assemble: a vetted list of trades on one side and working agents on the other.
Agents constantly need a contractor they can hand to a client for a pre-list repair, a post-close renovation or an honest second opinion — and recommending a bad one costs them the relationship. Contractors want that work, because it arrives warm and already half-sold.
So we introduce them on purpose. Trades on a monthly plan get put in front of the agents we work with, and agents get a trade list we stand behind. It costs nothing extra on either side, and over time it's worth more than most ad budgets.

We're recruiting the first trades into the circle now — one per trade, in each area we cover. If you do good work and answer your phone, get in touch early.
