Your brokerage website was never going to win you a listing.
It has your headshot, a search bar and the same eleven paragraphs as every other agent on the roster. Meanwhile the agent who gets the call has a site that answers the seller's actual question before they ever pick up the phone.
Real estate is half of what we do. We know what a conditional offer is and why your CMA takes four hours.
- Your listings get one Facebook post and a boost, and you can't tell what it did.
- You have no seller-side lead capture at all — every lead is a buyer, and buyers take nine months.
- Leads sit in your inbox for four hours because you were at a showing.
- Your database has 600 people in it and you email them at Christmas.
- You're paying for a portal lead product and can't say what it returned.
- When someone asks ChatGPT for an agent in your area, you don't come up.
Listing appointments. Everything else is a means to that.
Buyer leads are a long, expensive game that most solo agents lose. Sellers are where the business is, and seller marketing is a very different build.
A home valuation offer that captures real sellers
Not a bare automated estimate widget — those get abandoned or give a number that makes you look wrong. A page that offers an actual agent's opinion using local comparable sales, with a form built to be filled in. It is consistently the strongest seller-lead capture an agent can run, and most agents don't have one.
Neighbourhood pages that own your farm area
One well-built page per community — what homes sell for, schools, commute, what it's like to live there, and honest market context. These rank for the searches people run before they ever look at listings, and they're what AI assistants quote when someone asks about the area.
Why that matters now →A launch kit for every listing
A dedicated page for the property, a Meta ad set targeted to the surrounding postal codes and buyer profile, three social assets, an email to your database and a printed feature sheet. Your seller sees a real campaign, which is exactly what they were promised at the listing appointment.
Follow-up that happens whether you're free or not
Instant reply to every enquiry, a nurture sequence for the people who aren't ready yet, and a CRM that's actually set up. Most agents lose more deals to slow follow-up than to competition.
Sold on its own as Lead Rescue: $297 setup, $129/month. Month to month, first month refundable — the cheapest way to start with us.
Lead Rescue →Sellers are asking AI which agent to call. Almost no one is built for it.
"Who's the best real estate agent in Burlington for a family home?" is now a question people put to ChatGPT, Gemini and Google's AI overview — and they get back a short list, not ten blue links. Being on that list is a completely different technical problem from ranking on page one, and most agent websites fail it outright.
We build for it from the first page: answer-first writing, structured data an AI can parse, clean fast HTML instead of a bloated page builder, and a crawler policy that lets the assistants in. It's the same work we did on our own sites before we sold it to anyone.
How AI search optimization worksRanking on Google is a race you started ten years late. AI search is one that started last year.
A note on honesty
Nobody can guarantee you a place in an AI answer, and anyone who says otherwise is selling. What we can do is make sure your site is technically capable of being cited, which the large majority of agent sites currently are not.
We won't get you a RECO complaint.
Your advertising has rules. We know them.
Brokerage name displayed correctly and prominently, no misleading claims, correct use of the REALTOR® and MLS® marks, no invented production numbers, no testimonials you can't substantiate. A designer who has never worked in real estate will happily put all of that on your website — and it's your name on the complaint, not theirs.
Everything we produce is written to pass your broker of record's review, and we're happy to send it to them first.
We won't market your competition down the street.
Plenty of agencies will happily run campaigns for four agents fighting over the same neighbourhood and take all four cheques. We work with one agent or team per community, written into the agreement. If we're already working with someone in your farm area, we'll tell you on the first call instead of taking the job.

Free for the first 10 agents
The Listing Launch Kit below is normally $350–$500. Right now it's free for the first 10 agents who'll let us publish it, in exchange for real listing details and a testimonial. See the founding program →
Listing Launch Kit
Per listing: property page, targeted Meta ad set, three social assets, database email and a printed feature sheet. Priced per listing so it comes out of the campaign, not your retainer.
$350–$500 per listing · free for founding clients
See a sample listing page →Monthly market update content
Board numbers turned into something a normal person will actually read, for your area, every month. Posts, an email and a page that accumulates authority over time.
Included in monthly plans
Neighbourhood tour video
You, walking a community, saying true things about it. The most durable content an agent can own — it works on YouTube for years, unlike a listing post that dies in 48 hours.
$1,200–$2,000 per shoot day
Database reactivation
Six hundred contacts you've never systematically contacted. A compliant campaign to that list is the cheapest listing you will ever buy.
From $500
Team & brokerage recruiting
Agent attraction is marketing too: a recruiting page, culture video and a funnel that makes joining you feel like an obvious decision.
Quoted per project
Vetted trade referrals
We work with contractors as well. Need a reliable trade for a pre-list repair or a client's renovation? We can introduce you to the ones we work with — and we only work with trades that answer their phone.

Can you put MLS® listings on my website?
An IDX/VOW feed is possible but it is licensed, board-governed and carries a monthly cost, and for most solo agents it isn't where the money is. A far cheaper option is to deep-link search to the feed your brokerage already provides and spend the budget on seller capture instead. We'll walk you through both on the call and tell you honestly which one fits your business.
Will this replace what my brokerage gives me?
No — it sits alongside it. Your brokerage profile, your board tools and your CRM stay. What we add is the part your brokerage will never build for you: a site that's yours, a seller offer, and campaigns aimed at your specific market rather than the national brand.
Do I own the website?
Yes, completely. The domain is registered in your name, the ad accounts are yours, the data is yours. If you leave, you take all of it. We've watched too many agents get locked into a platform they can't export.
What's a realistic ad budget?
$800–$2,000 a month for most solo agents, weighted toward listing campaigns and seller-side offers. Buyer-lead campaigns can eat a budget with very little to show for it unless you have the follow-up discipline to work them for months — we'll be blunt about that before you spend anything.
Can you write my listing descriptions?
Yes, and we'll write them like someone who has actually walked houses. That's part of the content work in a monthly plan, or available on its own.
I'm brand new. Should I hire you?
Probably not yet, and we'd rather say so. If you're in your first year with no consistent income, your money is better spent on lead sources with a short payback and your time on conversations. Come back when you're doing eight to ten deals a year and want to stop starting from zero each January.
